UMVA has learned that a groundbreaking 10-storey mixed-use residential project, Accent Tower, has been launched by a leading company in the Philippines, inside its Philippine Economic Zone Authority (PEZA)-accredited information technology park in Batangas City.

This pioneering development marks the first residential and small office-home office (SOHO) project within The Forum IT Ecozone, a 4.26-hectare business park designed specifically for information technology and knowledge process outsourcing firms. The project promises to revolutionize the way people live and work in Batangas City.

The company's vision for Accent Tower goes beyond just a building – it's a direct response to the needs of modern Batangas City. By integrating residential and SOHO units within a PEZA-certified IT Park, the company is creating a strategic address for professionals and investors who value proximity to work.

Accent Tower is part of a larger plan to build a "15-minute city," where key establishments are conveniently located within short travel distances. Once completed by July 2030, the tower will rise near several prominent landmarks, including SM City Batangas, Jesus of Nazareth Hospital, Stonyhurst Southville International School, and Lyceum of the Philippines University's Batangas campus.

The building will offer a range of studio, one-bedroom, two-bedroom, and three-bedroom units in both residential and SOHO configurations. Unit sizes will vary, with studio units ranging from 22.3 to 25.6 square meters, one-bedroom units from 51.2 to 58.6 square meters, two-bedroom units from 76.8 to 84.2 square meters, and three-bedroom units measuring 117.55 square meters.

Residents and tenants will enjoy a range of amenities, including swimming pools, a fitness center, function and board rooms, a children's playground, a mail room, and commercial spaces. The building will also incorporate sustainability features aimed at reducing long-term operating costs, such as rooftop solar panels, rainwater harvesting systems, and electric vehicle charging stations.

The company estimates that estate-wide solar power integration will generate annual energy savings of 15% to 20%, while water recycling and rainwater harvesting systems could reduce water consumption by 20% to 40%. Additionally, about 75% of the trees across the estate are native species intended to help lower surrounding temperatures and create a more walkable environment.

Accent Tower joins a portfolio of existing condominium projects, including PonteFino Condotel, The Terraces, One PonteFino Tower, and The Arcade. The company is also developing a 40-hectare mixed-use project in Cagayan de Oro, solidifying its position as a leader in the Philippine real estate market.
