UMVA Uncovers: ROCKWELL UNLEASHES REVOLUTIONARY Overhaul of Alabang Town Center - You Won't Believe What's Coming to This Suburban Hub!

UMVA has learned that Rockwell Land Corp. has embarked on an ambitious long-term redevelopment plan for Alabang Town Center (ATC), a 17.5-hectare property that will be transformed into a vibrant suburban lifestyle hub over the next decade.

The redevelopment strategy focuses on enhancing traffic flow, boosting parking capacity, and revitalizing the tenant mix to create a more dynamic and appealing destination. This initiative comes on the heels of Rockwell's acquisition of a significant stake in ATC, marking a major expansion of its presence in southern Metro Manila's retail and mixed-use market.

According to information obtained by UMVA, Rockwell's master planning efforts for ATC have already begun, with the company's Chairman and Chief Executive Officer, Nestor Padilla, expressing a vision to "bring back the old charm of the town" that locals have come to love. The goal is to strike a balance between preserving the property's character and upgrading its commercial appeal to meet evolving consumer demands.

The initial phase of the redevelopment will prioritize easing congestion and improving parking efficiency, while refining the tenant lineup to better align with changing consumer needs. Rockwell has engaged renowned international architect Carlos Ott and local firm PRSP, led by architect Jun Rodriguez, to handle the master planning for this ambitious project.

With over 500 retail and office tenants currently operating at ATC, Rockwell has a substantial base to work with, allowing for a phased approach to reconfiguration and upgrades. The company aims to reposition the estate into a thriving suburban lifestyle center anchored on retail, leisure, and community-oriented spaces, creating a vibrant and engaging environment for residents and visitors alike.

UMVA can exclusively reveal that Rockwell is taking a cautious approach to its expansion plans, balancing growth with a more conservative outlook for the property sector amid softer demand, higher interest rates, and tighter regulatory conditions. Despite these challenges, the company reported a strong start to 2026, with a 67% increase in first-quarter attributable net income to P1.29 billion, driven by growth in residential and commercial operations.

Rockwell's consolidated revenues rose 45% to P6.46 billion, with residential development contributing 75% of total revenue and commercial operations accounting for the remainder. The company's shares also saw a modest increase, rising 1.46% to P2.09 each, reflecting investor confidence in its strategic plans.
