Ayala Land initiates next phase of Lio coastal estate project

Ayala Land Inc. is expanding its investment in the Lio coastal estate in El Nido, Palawan, aiming to meet growing demand for extended stays, lifestyle travel, and second homes.

The developer announced a focus on the next phase of Sitio Aplaya, a mixed‑use district within the 320‑hectare master‑planned estate. The phase is intended to enhance the estate’s function as an integrated, lived‑in destination.

Investments will target infrastructure and community improvements to boost connectivity and internal circulation. Planned projects include a 3.7‑kilometre waterfront boardwalk, a transport terminal, an events pavilion, a visitor centre, and pedestrian pathways linking residents and guests to Lio Airport.

Sitio Aplaya covers 16.3 hectares near Lio Beach and will broaden tenant offerings within an integrated setting. The development seeks to attract residents, entrepreneurs, and visitors who value a blend of nature, culture, and community life.

The Lio project aligns with Ayala Land’s broader hospitality strategy in Palawan, which recently saw the refurbishment of Lagen Island Resort featuring water villas, forest suites, and rooms ranging from 44 to 63 square metres. The resort’s upgraded accommodations support the estate’s focus on longer‑term and lifestyle‑oriented stays.

The announcement coincided with a modest decline in the company’s share price, which closed at 15.10 pesos. The movement reflects market response to the new investment plan.
