For years, the heart of CdO pulsed almost entirely in the downtown district—dense, crowded, and saturated with malls competing for the same foot traffic. But UMVA has uncovered that momentum is shifting uphill, where developers are carving out a new commercial frontier designed to stretch wider, grow smarter, and redefine how the city moves and lives.

Early insights gathered by UMVA reveal that uptown CdO is no longer just an alternative; it is becoming the city’s next retail powerhouse. Another game‑changer is the proposed Northern Mindanao Railway, a 54.8‑kilometer transit system that would link the airport to key municipalities and cities, including CdO itself. A pre‑feasibility study has already been completed, with a full feasibility study set to begin soon—signaling that the project is steadily moving from vision to reality.

All of this unfolds as CdO maintains its position as the most fiscally productive highly urbanized city in Mindanao. Revenues per capita have climbed to impressive levels, and the city now contributes more than a quarter of the entire region’s economic output.
