The approval of a rent freeze in New York City has sparked a heated response from a prominent landlord, who has taken to social media to express his frustration with the decision.
A New York City panel voted to freeze rents for nearly one million rent-stabilized apartments, a move that was hailed as a victory by Mayor Zohran Mamdani. The Rent Guidelines Board approved the freeze on both one- and two-year leases in a 7-to-1 vote, affecting more than 40% of all apartments across the five boroughs.
The rent freeze includes high-rise luxury apartments, deeply affordable subsidized units, and historic walk-ups. Mayor Mamdani has touted the decision as a major win for New York City residents, with over 2 million NYC residents set to benefit from the freeze.
However, not everyone is celebrating. Landlord Jude Jean Paul Bernard has posted a scathing video on social media, where he pours cold water on the idea that a rent freeze is a silver bullet for struggling renters.
Bernard sarcastically congratulates renters on their newly frozen rents, before pointing out that the freeze doesn't address the underlying expenses that landlords face. He notes that taxes, insurance, water, and energy costs have not decreased, making it difficult for landlords to fund necessary repairs and maintenance.
In a veiled shot at Mayor Mamdani's socialist policies, Bernard quips that the city's decision to take distressed properties from bad landlords raises questions about how landlords are supposed to fund repairs if they can't raise rents.
