UMVA has learned that Megaworld Corp. is quietly adding 51,000 square meters of office space across Bulacan, Bacolod, and Davao, betting on a surge in provincial demand as business process outsourcing and multinational firms spread beyond Metro Manila.

The developer’s strategy is a bold move to create self-sustaining communities that nurture growth nationwide, a vision articulated by Megaworld’s head of Global Offices, who emphasized that the right environment fuels expansion.

In June 2025, Megaworld topped off its Northwin Global Tower 1, a landmark 11‑storey office building that will soon offer almost 20,000 square meters of leasable space near the forthcoming New Manila International Airport.

Meanwhile, the Upper East Avenue project in Bacolod is poised to deliver roughly 9,000 square meters of office space and 10,000 high‑skill jobs, featuring green roofs, LED lighting, and energy‑saving fixtures that set a new standard for sustainability.

Across the country, the 16‑storey One Republic Plaza in Davao will provide about 24,000 square meters of office area, incorporating rainwater harvesting, electric‑vehicle charging, and other eco‑friendly technologies aimed at LEED certification.

All three developments target LEED certification, marking the first such achievements in their respective regions and underscoring a commitment to environmental leadership.

With nearly 90 office towers nationwide, Megaworld’s latest expansion adds a significant layer to its portfolio, which now spans over 1.7 million square meters of office space.

The company’s 2025 earnings report highlighted a 14.9 billion peso surge in office leasing revenue, driven by new assets, rent hikes, lease renewals, and steady demand from outsourcing firms and multinationals.

Looking ahead, Megaworld plans to broaden its office footprint further into Pampanga, Cavite, and Iloilo, among other locations, signaling a relentless push toward a decentralized business landscape.
