A bold vision is taking shape across the United Kingdom: the creation of seven new towns, poised to reshape the landscape and address a critical need for housing. These aren’t simply expansions of existing cities, but ambitious projects designed from the ground up for a modern future.
The initiative, heralded as a historic undertaking, will see communities rise in Tempsford, Leeds South Bank, Crews Hill and Chase Park, Manchester Victoria North, Thamesmead, Brabazon and the West Innovation Arc, and Milton Keynes. Each location has been carefully selected to maximize opportunity and address specific regional challenges.
The scale of these developments is significant. Plans call for a minimum of 10,000 homes in each town, with several exceeding 40,000 residences. Crucially, a commitment to affordability is central, with a target of 40% of all new homes being designated as affordable housing.
These new towns are being conceived as places where daily life is easier, more connected, and less reliant on private vehicles. Neighborhoods will be designed for walkability, interwoven with shared green spaces, and anchored by vibrant, bustling high streets.
Tempsford, in Bedfordshire, is set to become a major transport hub, with up to 40,000 homes planned around a new East West Rail station. This will connect residents to key economic centers like Cambridge, Oxford, London, and Milton Keynes, unlocking a wealth of opportunities.
In Enfield, Crews Hill and Chase Park will see up to 21,000 homes constructed, directly addressing the pressing housing shortage in London. This development aims to provide much-needed accommodation within the capital’s reach.
Leeds South Bank, in West Yorkshire, is poised for a surge in growth, with plans for up to 20,000 homes. This expansion will capitalize on the city’s thriving economy and benefit from over £2.1 billion in government investment in local transport infrastructure.
Manchester Victoria North is undergoing a dramatic regeneration, with at least 15,000 homes planned alongside a new Metrolink stop. This will seamlessly connect residents to employment opportunities throughout Greater Manchester.

To guide this ambitious undertaking, the government has appointed a team of experienced interim advisors. This includes leaders from successful development corporations and experts in urban design, ensuring a high standard of planning and execution.
