New Jersey Coastal City Divided Over Controversial Plan to Repurpose Amusement Park as Luxury Hotel Resort

The redevelopment of a former Jersey Shore landmark has sparked heated debate among residents and officials in Ocean City. A recent vote by the Ocean City council has paved the way for the redevelopment of Gillian's Wonderland Pier, a beloved amusement park that entertained families for decades.

Gillian's Fun Deck was founded by David Gillian around 1930, and his son Roy Gillian began operating the business as Gillian’s Wonderland Pier in 1965. The park became synonymous with its iconic carousel, monorail, and 144-foot Giant Wheel. Despite its popularity, the park faced mounting financial pressures, including rising inflation, insurance premiums, and operating costs, ultimately closing in October 2024.

The property was acquired by Icona Resorts owner Eustace Mita in 2021, who proposed building a 252-room hotel on the site. In a 5-2 vote, the Ocean City council recently approved rezoning the site as "in need of rehabilitation," allowing the city to begin the redevelopment process. However, the vote does not approve construction of the hotel itself, and additional approvals will be required.

Some residents support the hotel, arguing it will bring more visitors to the city, which attracts over 100,000 tourists per day during the summer. Others express concern that the development will alter the boardwalk's character and negatively impact residents. Community advocacy group Ocean City 2050 has criticized the council's decision, calling it a "strategic blunder" that prioritizes the developer's interests over those of the residents.

The group has vowed to support a redevelopment plan that enhances entertainment, respects neighborhoods, and protects the boardwalk's iconic look and feel. With the redevelopment process now underway, residents and officials will continue to debate the future of this beloved Jersey Shore landmark.
